    All information entered into this online form is secure and encrypted for your protection.

    Applicant(s) must be over the age of eighteen and must submit a completed, dated, and signed residency application.

    All additional applicant(s) over the age of eighteen who will occupy the rental unit must submit a completed, dated and signed residency application.

    A non-refundable application fee of $50.00 for the primary applicant, and $35.00 for each additional applicant, shall be paid at the time of submission.

    Applicant(s) must provide 2 forms of identification (State Drivers License, State ID Card, Military ID Card, etc.) at the time of submission. One form of identification must include the applicants' photo.
  • Indentification

    1. A credit-reporting agency will be contacted to review your current and previous credit ratings. We receive one of three decisions from the credit agency: Accepted, denied or conditional. We are unable to provide you with your credit report or inform you of its contents, but will provide you with information so that you may contact them directly. In the event a Conditional decision is made the applicant may be asked to supply a Co-Signer application. The Co-Signer is required to meet all qualifications as outlined in the Leasing Guidelines and be present at the time of lease signing or have their signature notarized if they do not live in the state of Delaware. Credit reports will be good for a 90 day period.

    2. An applicant will be rejected if the report reflects one or more convictions for any type of sex-related crime, illicit drug activity, burglary, robbery and/or felony; two (2) or more convictions for misdemeanor assault, shoplifting and/or theft.

    3. Previous rental history reports from landlords must reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities and no unpaid damage to unit or failure to leave the property clean and without damages at time of lease expiration. If the landlord made any charges at the time of lease termination the account must be paid in full. No more than two NSF checks, as previous payments will be allowed, per landlord. There must not be any Housing Suits or Civil Court Records against your name; any applicant who appears with a previous Housing Suit will not be considered.

    2. Applicants’ monthly rent shall not exceed 35% of monthly gross income or exceed 40% of the gross monthly income including rent and monthly expenses. (Gross monthly income x .35 = maximum allowable rent).

    3. Self-employed applicant(s) will be required to provide current two (2) years of income tax returns.

    4. Unemployed applicants must provide proof of income (Disability pay stubs, Unemployment Notice of Qualification, Child Support Court Document, etc.).

    The maximum number of persons per apartment; two persons per bedroom plus one.

    Example; one bedroom limit is three people; two bedroom limit is five people. In the event of an adoption, birth, custody change or other addition of a minor to the household occurs, causing occupants to exceed the maximum number permitted per bedroom; the resident will have until the expiration of the lease to transfer to the appropriate apartment to comply with occupancy limits.

    In the event of an unfortunate death or serious illness, please provide an emergency contact whom you authorize to enter your dwelling to remove and store all contents, as well as your property in the mailbox, storerooms and common areas.
  • Application Agreement

    1. Lease Contract Information. The Lease Contract contemplated by the parties is attached. Special information and conditions must be explicitly noted on the Lease Contract or above.
    2. Application Fee (nonrefundable). You will deliver to our representative an application fee in the amount indicated below, and this payment partially defrays the cost of administrative paperwork. It is nonrefundable.
    3. Application Deposit (may or may not be refundable). In addition to any application fee, you will deliver to our representative a partial deposit in the amount indicated below. It will be either a) credited to the required security deposit under paragraphs 4 or 5 below, b) refunded under paragraph 6 below, or c) retained by us as liquidated damages under paragraphs 7 or 8 below.
    4. Approval. A company representative will notify you (or one of your co-applicants) of your approval. At that time a date will be set (move in date) to sign the lease.
    5. Refund upon Non-approval. If you or any co-applicant is disapproved, we'll refund all application deposits.
    6. Your Failure to Sign. You and all co-applicants must sign the Lease Contract within three days after receiving notice of our approval. If you or any co-applicant fails to do so, we may retain the application deposit as liquidated damages, and the parties will have no further obligation to each other.
    7. If you Withdraw. If applicant notifies us that they have changed their mind about renting after 5 days from being given Notice of Approval the partial deposit will be forfeited.
    8. Keys. We'll furnish keys only after 1) all parties have signed the contemplated Lease Contract and other rental documents; and 2) all applicable rents and security deposits have been paid in full.
    9. Notice. Any notice we give you or your co-resident is considered notice to all applicants; any notice from you or your co-resident is considered notice from all applicants.
    10. No Notice from Owner. If you or any co-applicant has not received notice of approval or non-approval from us within three business days of the latest date shown below, you'll be responsible for contacting our representative to verify approval or non-approval. You and any co-applicants may not assume approval or non-approval until receiving actual notice of approval or non-approval.
    11. Signature. Our representative's signature is consent only to the above application. It does not bind us to accept applicant or to sign the proposed Lease Contract agreement.

    Fair Housing Act
    The Federal Fair Housing Act prohibits from discrimination against applicants on the basis of race, color, religion, sex, handicap (as such term is defined in section 802 of this Act), familial status (as such term is defined in section 802 of this Act), or national origin. Reference: http://www.justice.gov/crt/about/hce/title8.php Once we receive your completed application and fees, your application will be processed through a credit scoring system. With your application, we will also need proof of income. This can be in the form of current pay stub, most recent W-2, savings accounts and money markets, and statements of other financial assets. Rental history and/or mortgage history will also be verified. A negative rental history and /or mortgage history might result in the immediate denial of an application. Depending on the report results and verification of income and rental/mortgage history, your application decision will vary depending on overall application qualifications. The following list of fees below will be due at time of application and there could be additional fees as well. An apartment will be assigned to you upon receipt of the required upfront fees.

    Fees
    1. Application Fees are $50 for the 1st applicant, $35 for each additional

    3. Security Deposit - Ranging from 1/2 Month to 1 Month - Ask about our Deposit Choice Program
    Partial Deposit / Security Deposit
    We require a partial deposit to reserve an apartment. Once the application is approved, the security deposit, equal to one-half month’s rent or one full month’s rent, must be paid at the time of lease signing. If approved, the partial deposit will be applied towards the Rent amount due. The security deposit fee is based on the credit agencies decision of Approved or Conditional. Once all deposits have been made, if the applicant fails to enter into the lease agreement at the predetermined move in date, the entire deposit and partial deposit will be forfeited as liquidated damages and the property shall be again be made available for leasing. If the applicant is denied the lease, their partial deposit will be refunded in full to the primary applicant via USPS mail within 20 days of the notification of denial.

    Lease Term and Concession
    1. Rental rates will be good for 30 days.
    2. Concessions will be locked for a period of thirty (30) days from the date of the deposit.
    3. In the event you receive a move-in concession and do not fulfill your entire lease obligation, the concession amount will be charged back to your account and will be due prior to your move-out date.

    Criminal Search
    Any applicants who have been determined to have one or more convictions for any type of sex-related crime, illicit drug activity, burglary, robbery and/or felony; two (2) or more convictions for misdemeanor assault, shoplifting and/or theft will be rejected. Management reserves the right to deny residency and occupancy for any criminal activity at their discretion. Guarantors/co-signers cannot be a substitute for this requirement.

    Pets

    Renter's Insurance
    You will be required at the time of move-in to provide proof of personal property insurance (renter’s insurance). You must have a minimum General Liability amount of $100,000.00. The amount of the contents is at the sole discretion of the tenant. Prior to move-in you are required to produce a Certificate of Insurance (Acord 25 Form) from your agent showing proof on insurance. Keys will not be issued at move-in without proof of personal property insurance.

    Disclaimer
    Any exceptions to these criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration.
    Our company policy is to report all non-compliant’s with the terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.

    Digital Signature
    Acknowledgment by Signing. You declare that all your statements on the first page of this Application are true and complete. You're authorizing us to verify this information through all available means. We're not required to verify or investigate any preliminary findings. If you've failed to answer any questions, we're entitled to reject this Application. If you've given false information, we're entitled to (1) reject the Application, (2) retain all application fees and deposits as liquidated damages for our time and expense, and (3) terminate your right of occupancy. Giving false information may also constitute a serious criminal offense. In any lawsuit relating to this Application, including statutory or regulatory right stemming from any lease, the prevailing party is entitled to recover attorney's fees and all other costs of litigation from the losing party. We reserve the right to furnish information to consumer reporting agencies about the performance of our residents on their Lease Contract obligations. This information may be reported at any time and include both favorable and unfavorable information regarding your compliance with the lease, the rules, and your financial obligations.
